What “great location” leaves out: ten Austin stays, measured

By Derek Worth, founder of Stay Otter ·

“Great location” is in almost every listing, and it never says great for what. A place can be a minute from the bars and a bad night's sleep, or a quiet street and a twenty-five minute walk from the one place you came for.

I learned that in Playa del Carmen. I wanted to be near restaurants and shops, somewhere safe to walk at night, but not at ground zero of the party, and I ended up right across the street from a live music venue that played into the early morning. A great location means different things to different people, and to the same person on different trips. Get it wrong and you pay every night of the trip, in lost sleep or in rides back across town.

So here is one real trip, measured: two people, five nights in Austin in December, a whole place near Rainey Street with bars and cafés on foot. Stay Otter read 72 listings from Booking.com and Vrbo and verified ten. Every one of the ten is rated 8 or higher. Here is where they actually are.

One trip, ten good stays, measured

Sorted by the walk to Rainey Street. “At the door” is bars, cafés and restaurants within 150 meters, about a block or two. Totals are for all five nights, taxes and fees included.

What the numbers show

“Near Rainey Street” covered a minute to twenty-five. All ten came back for the same brief. The listing that says “Walk to SoCo” is telling the truth about South Congress; it is 25 minutes from Rainey. A listing title answers the question its host chose.

Same neighborhood, different nights. ROOST Rainey, a minute from the street itself, has 23 bars, cafés and restaurants within 150 meters. Two apartments on East Ave, three minutes further, have four. Kasa Downtown has 219 within a ten-minute walk and sits on Lavaca Street, a main road. All of those are good stays. They are not the same stay.

The quiet one was also the cheapest. The East Austin bungalow on Haskell Street has nothing within 150 meters, the nearest main road is about 250 meters off, it's rated 10 from 14 reviews, and it was $748 for the five nights: $521 less than ROOST, for an eight-minute walk. That trade is the whole decision, and no listing will put it in one line for you.

For this trip, I'd book ROOST Rainey. This trip asked to be on Rainey Street with bars on foot, and ROOST is a minute from it, with 77 bars, cafés and restaurants within a ten-minute walk. It sits on Rainey itself, not on a main road (the nearest is about 120 meters away). Its 8.0 comes from 37 reviews, against 10 and 3 for the two apartments around the corner on East Ave, and the $1,269 was checked against Booking.com's own page. That is why it came out Best overall. The catch is that the rate is non-refundable. On a trip where I wanted sleep, the bungalow on Haskell Street would win, and that's the point: the right location depends on the trip.

Four questions instead of “is it a great location?”

  1. How many minutes on foot to the one place I'll go most? Name it: the bar street, the venue, the office, the trailhead. Distance to “downtown” is a different number.
  2. What's at the door? Count the bars and restaurants within a block or two. A few cafés are pleasant; twenty bars is a scene, which is great if that's the trip.
  3. What kind of road is it on? A residential street, a service lane or a main road with buses. Look at the street itself on the map, not the pin's neighborhood name.
  4. What does the walk cost against the price? Put the minutes next to the total. Eight minutes for $521 is an easy yes for some trips and a no for others; at least you're choosing it.

What the map can't tell you: which side the bedroom faces, the floor, or a festival that week. It's a strong first filter, not a promise. More on reading the street itself in Is the street quiet?

How Stay Otter answers them

That is the headache Stay Otter takes off your hands. Every pick gets those numbers on its card, each with the date it was checked: the walk in minutes to the place you named, what's within 150 meters and within a ten-minute walk, the road it's on and a one-word verdict, next to the all-in total. You say whether you want quiet or the middle of it, and the picks are ranked by that, never by commission. How the ground is read.

Quick answers

What does “great location” mean on a listing?
Usually that the host thinks it's central. It doesn't say central to what, how many minutes on foot to the place you'll go most, or what's at the front door at night. Ask for the walk in minutes to one named place, count the bars and restaurants within a block or two, and check whether the building is on a main road.
Is closer always better?
No. In one Austin search the stay a minute from Rainey Street had 23 bars, cafés and restaurants within 150 meters of the door, and a 10-out-of-10 house an eight-minute walk away had none and cost $521 less for five nights. Closer is better for a weekend out and worse for sleep.
Why would a search near one street show stays 25 minutes away?
Because the distance limit is a radius, not a promise of closeness. This Austin trip allowed up to 2 kilometers from Rainey Street, and one good stay came in at 1.98 kilometers, a 25-minute walk. Stay Otter shows the minutes on every card so the far ones are obvious, and ranks the nearer ones up when you say the spot matters.
